In a renovated apartment building in Prague 8, an intimate project consisting of five duplex apartments of up to 233 m2 was created, in which elements of the historic roof were preserved. The units are completed and ready to move in. Their exclusive sale is handled by our real estate agency Luxent - Exclusive Properties.
The new duplexes were built on the top floor of a neo-Renaissance historical property with an elevator on the corner of Sokolovská and Urxova streets, which has undergone a complete reconstruction with an emphasis on preserving historical elements. These have also been preserved in the interior, in the form of steel and wooden components of the original roof truss. In total, there are five duplex apartments with galleries with a living area of 101.9 to 232.8 m2 in layouts of 3+kk, 3+1, 4+kk and 6+1. All units have spacious cellars of up to 14.3 m2.
"Original and luxurious housing is still in great demand among our clients and it will always find its buyer. That is why we are pleased to have been able to enrich our portfolio with this stylish project with duplexes, moreover in the very popular Karlín district. The brand new exclusive apartments meet all the requirements for comfortable and modern living. At the same time, they are also perfectly suited for multi-person families. The interiors provide plenty of playful solutions for children's rooms, such as a space for a bed behind the chimney with a view into the living room, a glass 'eye' or a children's shelter near the corner tower structure," describes Zdeněk Jemelík, broker of our real estate agency Luxent - Exclusive Properties.
All units are airy, light-filled and have ceiling heights from 2.6 to 4.1 metres. In addition to the large studio and roof windows, the interior windows also provide maximum daylight, as well as generous glazing on the floors and walls, which also creates imaginative views.
Quality materials, especially wood, were used in the construction of the luxury apartments. The living rooms are equipped with three-layer wooden parquet and seamless rubber floors. Even the large-format windows with triple glazing are either made of wood or aluminium. A touch of exclusivity is added by joinery products such as interior window sills matching the benches made of solid oak beams. The outdoor terraces are covered with exotic wood, the bathrooms with cast terrazzo, stone tiles and travertine tiles. Luxury furnishings come from Vitra and Kartell, sanitary elements from Grohe and shower enclosures with fixed glass screens or enamel baths from Kaldewei. The heating is underfloor in all rooms and is provided by a gas condensing boiler with integrated storage tank. Of course, there is also a multisplit air conditioning. The apartments are also equipped with modern technology, including a video intercom with a colour touchscreen or a fibre-optic connection with a data socket in each living room.
The Prague-Karlín district, which has long been one of the most sought-after locations, is characterised by architecturally valuable tenement buildings. It also includes a Neo-Renaissance house with new duplex units. If you have fallen in love with them, you can look forward to living in a popular residential area with a large proportion of green space. The location within the metropolis is ideal in terms of transport accessibility and amenities. There is a tram stop right in front of the house, and the B - Křižíkova or Invalidovna metro stations are within walking distance. In the vicinity you will find kindergartens and primary schools, many restaurants, cafes and cultural and sports facilities. For relaxation and recreation, you can use, among others, Kaizl or Sudek's orchards, Lyčkovo Square, Vítkov Park or the Vltava River embankment.
