We offer a completely renovated country house in the foothills of the Šumava Mountains. A perfect craftsmanship reconstruction gave rise to a breathtaking "replica" of a country house from the 19th century. This absolutely unique property is located on the outskirts of the village of Záhorčice, 12 km south of Strakonice, in an undulating landscape of meadows and mushroom forests. It was already mentioned around 1500, and during the initial numbering in Strakonick, the house was given the number 1.

It is a natural, eco-sustainable and maximally maintenance-free living or recreational facility, the value of which is enhanced by top-quality interiors made of hand-crafted oak, antique and modern furniture and modern technical facilities.

The land area is 1,483 m², of which 1,041 m² is the garden. There are two generous, fully habitable buildings on the property with a total usable area of ​​518 m², of which the living area is 328 m². Both buildings are perfectly technically and professionally executed, each with its own concept. One intended for permanent or recreational living with a modern kitchen with a traditional oven and folding oak table, three living rooms, a fireplace, four bedrooms (two lofts), two luxury bathrooms in chipped travertine with a two-person massage bath. The second (the original barn) is divided into two spaces open to the ridge: one is a social hall with a full kitchen and grill, a dining room for 15 people (and more) and a wellness area with a fireplace, infrared sauna and hot tub, and the other is a hall that can be used for parking for 3 cars or as a gallery etc.

The garden is bordered by an oak fence with a stone lining and hand-forged elements. Rare trees and plants are planted here. There is a pergola with an oak table by the bio-pool with foam filtration. Part of the garden architecture are terraces made of oak, handmade cubes.

The precise reconstruction took place in 2022-24 using only natural materials: oak, stone, traditional reed thatch (Austria), brick, sea chipped travertine, hand-made blacksmithing. New plumbing and custom radiators (all in copper), oversized insulation, thatched roof with excellent summer and winter performance, new chimneys, handcrafted craftsmanship. During the entire period of reconstruction, the building was under professional and artistic supervision, photo-documentation is available.
Heating – with a heat pump. New top technologies and items are all in category A+++ with extended warranty: Vaillant heat pump, industrial air conditioning units with Panasonic heating, Oase biotec pool filtration, Smeg appliances, sanitary facilities incl. Swiss Aqua Technologies, complete Jablotron system. Wastewater treatment plant capacity – 12 people (at one time or more), all fully automatic.

The location of the Šumava foothills offers natural beauty all year round as well as unique cultural places in the vicinity – Mlýn Hoslovice, the oldest waterworks in the Czech Republic with a rich program of Czech traditions, or cultural towns such as Volary, Volyně, Nepomuk and Hoštice. Within a 15-minute drive, you can reach Zadov or Strakonice. From Prague, the journey takes an hour and three quarters, after completing D4 even less.
