The Rezidence Nad Černými lesy development project, located 30 km from Prague in Kostelec nad Černými lesy, offers 32 design apartments for sale. Almost 40% of them are already booked. The construction of the project was started at the end of last year, the approval should take place in the middle of 2022. The exclusive sale of apartments with a terrace, balcony, or front garden is mediated by the real estate agency Luxent – Exclusive Properties.
„The Nad Černými Lesy residence will fulfill the desire of people who want quality and luxurious living comparable to new Prague projects, but in the greenery and tranquility of a smaller city. In a place where they can find everything they need and with a good driving distance to the metropolis,“ says broker Romana Čermáková from the real estate agency Luxent – Exclusive Properties. Housing units are offered in the range from 1+kt to 4+kt and with a floor area from 34 to 90 sqm, so everyone can choose. They will grow up in a three-story L-shaped house with a barrier-free elevator. The pleasant and elegant appearance of the building refers to elements of futuristic architecture. The designers of the VMS project company took care of the design fulfilling the parameters of modern living in the 21st century, where, for example, water heating and heating of the entire house are provided by water-air heat pumps. Its architectural form was then given to him by Bára Jozová and Vladislava Zikešová from the Kreatier studio.
The division of the facade corresponds to the scale of the surrounding buildings. The feeling of security is enhanced by the recessed entrance of the house and the jumped terraces on the third-floor offer privacy and views. Most of the facade surfaces will be provided with timeless white plaster, which will be complemented by a concrete trowel on the upper floors. The facade of the building is then highlighted by anthracite plaster. The designed ordinary balconies will be bricked and illuminated by glass sides. Front balconies will have glass railings, terraces will be metal.
In the closed complex there will be a partially covered outdoor parking lot separated by fences and sliding gates, as well as visitor, freely accessible parking spaces. In addition to possible parking spaces, all apartments also have cellars. Exclusive apartments are designed with practicality and modern design in mind. The internal layout of the spacious living room connected to the kitchen and dining room will ensure a comfortable social area of the apartment, where you will be able to host visitors. Thanks to the generously glazed French windows with an anthracite frame, the rooms look airy and bright. A private green area with a lawn will be created on the eastern side of the complex and tree lines. „Thanks to the incorporation of green areas, healthy stability will be brought into the whole area and overheating will be prevented,“ describes Romana Čermáková, adding: "Heading to the green areas, front gardens in the west and common gardens in the east, will ensure plenty of privacy and peace.” At the same time, this will shield the residence from the adjacent road.
The town of Kostelec nad Černými lesy is located 30 km from the outskirts of Prague and belongs to the district of Prague-East. Its dominant feature is a Renaissance chateau. The original Gothic castle from the middle of the 14th century now houses the Faculty of Forestry. The local Pottery Museum or the Černokostelecký brewery with an exhibition focusing on the history of brewing and malting will take care of the cultural program on weekends.
